Getting Ready to Close on Your New Home: What to Expect
One of the most exciting parts of buying a new home is when your closing day is right around the corner! While we put the final touches on your new home in one of Virginia's award-winning 55+ communities, we understand this time can be a bit overwhelming for you. That’s why we have created a simple, streamlined closing process that will take you right up to the big day. Here is a quick overview of what you can expect to be best prepared:
6 WEEKS FROM CLOSING DAY
At this point, framing of your new home is complete and the final process of building your new home begins. You will have a pre-drywall inspection with your construction manager to make sure everything is installed as expected before we close the walls up with drywall. From here, we will put all of your personalized selections in your home - cabinets, flooring, lighting, countertops, and more! This is when your home really becomes "Your" home, just as you had envisioned it in the selection process.
If necessary, now is also the time to reach out to your lender and settlement agent to make sure your loan is in order. (If you're interested in knowing all your new home financing options, feel free to reach out to our sales team to connect with our preferred lenders.)
30 DAYS FROM CLOSING DAY
Our closing coordinator, Lena Keane, will reach out to confirm the dates for your New Home Orientation (NHO), courtesy walk, and closing date. If you are using Cornerstone Homes' preferred title company, your closing will happen right onsite at your community following the courtesy walk, making the entire process faster and smoother! Additionally, our preferred lenders and title company make closing so much smoother as they are familiar with our processes, condo association requirements and new home construction. After confirming these dates via phone and email, you will receive a mailed letter confirming of all dates.
1 WEEK FROM CLOSING DAY
You're getting closer to closing day! You will have your New Home Orientation with your sales manager and site supervisor, during which you'll learn everything about your home — how systems and appliances work, where the shut-off valves are, and everything in between. We'll take as long as you need to ask questions and completely understand all the features and details of your home.
During this week you should also confirm that things are set with your movers, transfer your utilities, and ensure your financing is finalized.
CLOSING DAY
The big day is finally here! You'll have your scheduled courtesy walk within an hour of closing, then we happily hand over the keys to your brand new home! What an amazing feeling to open the door of a new home that's been built and personalized just for you. Welcome home to your happy place — you deserve it!
